How to Use This Calculator
Enter your floor length and width in feet. Select your tile size from the quick-pick buttons — 12×12, 18×18, and 24×24 are the most common floor tile formats — or type a custom size. Choose 10% waste for a straight-lay pattern, 15% for diagonal or complex patterns. If you have the box, enter the tiles per box and price per box to get your total box count and material cost. For L-shaped rooms or floors that span multiple spaces, calculate each rectangular section separately and add the tile counts together.
How to Calculate Floor Tile
Floor tile formula: tiles = ⌈(floor area sq ft × (1 + waste%÷100)) ÷ (tile width in × tile length in ÷ 144)⌉. The division by 144 converts tile dimensions from square inches to square feet so the units match the floor area.
Quick reference — tiles needed per 100 sq ft at 10% waste:
| Tile size | Tile area (sq ft) | Tiles per 100 sq ft (+10%) |
| 12×12 | 1.00 | 110 |
| 18×18 | 2.25 | 49 |
| 24×24 | 4.00 | 28 |
| 12×24 | 2.00 | 55 |
Larger tiles have a lower tile count but not necessarily a lower cost — price is usually per square foot, not per tile. Fewer tiles means fewer cuts but more careful measurement on each one, since a mistake on a 24×24 tile wastes more material than a mistake on a 12×12.
Floor Tile Installation Tips
Use tile spacers and a level to control both joint width and tile lippage (the height difference between adjacent tiles). The ANSI standard for residential tile allows a maximum of 1/32 inch lippage for tiles under 15 inches and 1/16 inch for larger format tiles. Lippage you can feel underfoot signals a setting problem that will only worsen over time.
Dry-lay your entire first row before applying thinset. This gives you a chance to see how the pattern will look, verify the tile spacing, and make adjustments without wasting mortar. For large-format tiles especially, a dry layout catches problems that are difficult to correct once the tile is set.
Keep the same batch number across all boxes. Porcelain tile color varies between kiln firings — even boxes with the same product number can differ in shade and tone. Check that all boxes in your order share the same batch or shade number printed on the label. Install tiles from multiple boxes mixed together to blend any variation naturally across the floor.
What to Buy
For general floor tile, MSI, Emser, and Daltile offer extensive selections with PEI ratings and COF values listed per product. Porcelain is preferred over ceramic for floors — it is denser, harder, and more water-resistant. For high-traffic rooms, look for PEI 4 or higher and a COF of 0.50 or above.
For setting materials, use a polymer-modified thinset (Laticrete 254 Platinum or Custom Building Products ProLite) for better bond strength and flexibility than standard thinset. For grout joints 1/8 inch or wider, use sanded grout. For 1/16-inch joints, use unsanded. Apply penetrating sealer to all cement grout within 72 hours of installation — it prevents staining during the period before the grout fully cures.
Frequently Asked Questions
How do I calculate how many floor tiles I need? +
Measure the room length and width in feet, multiply to get square footage, then multiply by 1.10 for 10% waste. Divide the result by the area of one tile in square feet (tile width × tile length ÷ 144). Round up with Math.ceil — never round down. For a 10×12 room (120 sq ft) with 18×18 tile (2.25 sq ft): 120 × 1.10 ÷ 2.25 = 58.67 — order 59 tiles.
What floor tile size makes a room look bigger? +
Larger tiles with minimal grout lines make a room appear larger. A 24×24 or 12×24 tile with 1/16 to 1/8-inch grout joints creates a cleaner, more expansive visual field than 4×4 or 6×6 tiles with wide grout lines. The effect is most pronounced in narrow spaces like hallways — run large tiles lengthwise along the room to visually extend the space.
What is the best tile pattern for a floor? +
A straight grid (tiles aligned in rows and columns) is the simplest to install and produces the least waste. A 1/3 offset or brick pattern staggers each row by one-third of the tile length — it is popular for rectangular tiles and creates a more dynamic look. A diagonal or 45-degree pattern is the most dramatic but generates 15 to 20% more waste due to angled cuts at every wall. Herringbone works best with narrow rectangular tiles (like 4×12) and requires 20%+ waste.
How much does floor tile installation cost? +
Professional floor tile installation typically costs $7 to $15 per square foot for labor, in addition to material costs. Simple rectangular rooms with straight patterns are at the lower end; complex patterns, diagonal layouts, and rooms with many cut-ins cost more. DIY installation saves the labor cost but requires renting a tile saw ($50 to $100 per day), buying thinset, grout, spacers, and leveling clips, and investing significant time.
How thick should floor tile thinset be? +
Standard thinset is applied 3/16 to 1/4 inch thick for most ceramic and porcelain floor tiles. Large-format tiles (24×24 and above) require medium-bed mortar (1/4 to 3/4 inch) because standard thinset cannot support them without sagging or lippage. The back of each tile must have full coverage — at least 95% contact with the mortar to prevent hollow spots that crack under load.
Can I install floor tile over a wood subfloor? +
Yes, with proper preparation. The subfloor must be at least 1-1/8 inch thick (typically 3/4 inch plywood + 1/2 inch cement board overlay) to be stiff enough for tile. Deflection in the subfloor causes tile and grout cracking. Install cement board (Hardiebacker or Durock) over the plywood with screws every 8 inches and tape the seams before tiling. Never set tile directly on OSB or particleboard subfloor.
How do I handle floor tile in an L-shaped room? +
Break the L-shape into two rectangles, calculate the tile count for each rectangle separately, and add the totals. Add 15% waste (instead of 10%) to account for the extra cuts required where the two sections meet. Plan the tile layout so that the pattern flows continuously through the corner — snap chalk lines through both sections before you begin to ensure the grid lines up.
